HOW THE RANGES ARE BUILT
The estimator combines three inputs with broad planning assumptions. Here's exactly what it does — and what it can't do.
Each project type carries a low/high planning assumption per unit — dollars per square foot for most projects, dollars per window for window replacement. The assumptions are intentionally broad: they represent the spread between a straightforward job and a complex one, not a market survey.
A cosmetic refresh, a standard mid-range remodel, and a premium renovation are different projects wearing the same name. The estimator scales the range accordingly — roughly 0.7× for cosmetic, 1× for standard, and 1.55× for premium finishes.
Homes built before 1980 often hide extra work: outdated wiring, galvanized plumbing, or structural quirks. Checking the age box adds a 12% contingency to both ends of the range.
